Minecraft Towny Server Help

Right so hey guys i am now back into the swing of minecraft and would love to make a towny server so if you guys would like to see a towny server coming up i would love some help with a spawn it has to be a nice spawn area with some really beautiful landscape to attract the players and make them want to stay i want to ensure the server has:

- A fair set of rules for everyone
- Kind friendly community
- Non Abusive Staff chilled and relaxed
- A cool crate plugin where you can donate for keys and you get prizes based of a chance like you could win donator
- A few ranks where you rank with game time
- Safe Builds/Items
