Spawn ideas

We have a pretty cool spawn as it is. We just need ideas like buildings elaborate "direct spawn area" and some features like a subdivision or somthing. And how do you create donator plots without unprotecting the whole spawn? Any feed back would be great and the server is dedicated 24/7
